All subdivision of land requires a plan to be prepared by a Registered Land Surveyor, at TSD Consulting we have surveyors who are qualified and experienced to assist. Our experience ranges from inner-city duplexes to large multi-level mixed use buildings subdivided by Stratum and Strata plans, Community subdivision and Rural subdivisions.

In most cases the first step in subdividing your land will be to seek Council approval with a Development Application we can assist with this or put you in contact with one of our trusted associates.

For minor boundary adjustments to rectify encroachments, boundary adjustments which result in minimal changes to lot areas or Strata Subdivision of recently constructed residential unit developments it may be possible to subdivide without a Development Application.

We enjoy working with first time developers and can help you through the process from start to finish or if you prefer to manage the project yourself we can simply prepare the plans and documents you require and lodge them with Land Registry Services (LRS).


Types of subdivision

Torrens Title Subdivision

Torrens Title subdivision is the traditional ‘bread and butter’ type of subdivision which allows for the breaking up of one or more lots into a number of smaller lots. From small infill developments to large greenfield estates we have the experience to assist with your project.

Community Schemes

Community Schemes are a special type of Torrens Title subdivision which allows for owners of lots within the scheme to have shared access and maintenance responsibilities for features of the development that benefit them (i.e. community pool or tennis courts). Unlike a Strata Title Subdivision a Community Scheme allows the owner to have traditional Torrens Title ownership and freedom to develop their own land. TSD Consulting have experience in Community Subdivision and can advise and assist with your project.

Stratum Subdivision

Stratum Subdivision is another special type of Torrens Title subdivision which allows land to be subdivided in three dimensions. Traditionally Stratum Subdivision was used in the creation of land parcels for tunnels and overpasses, pedestrian walkways and to rectify encroachments. They have now become popular in mixed use development projects. The subdivision of a building into a number of Stratum Lots allows each lot to be subdivided with its own Strata Plan and own set of By-Laws, minimising disputes between owners with conflicting interests and uses of the Strata Schemes. We have recent experience in Stratum Subdivision and can assist and advise with your next project.

Strata Title Subdivision

Strata Subdivision allows for the subdivision of a building into a number of lots with their boundaries clearly defined by building features. This type of subdivision also creates Common Property which is enjoyed and managed by all owners of the scheme. TSD Consulting have assisted with the creation of many Strata Schemes and are capable and qualified to assist with your project.

Creation of Easements

Easements, Rights and Restrictions are often required to service subdivision plans and can be created with Section 88b Instruments lodged with the above plans. Alternatively if a plan is not being lodged it may be quicker, easier and cheaper to create them by Tranfer, we can advise which is appropriate in your situation.
